Booming Burleigh

From cool creatives to soulful surfers, Burleigh attracts a range of residents and visitors who’ve fallen in love with this beachside nirvana. Situated on the southern Gold Coast just north of Coolangatta, the area commonly known as ‘Burleigh’ encompasses Burleigh Heads and Burleigh Waters. It is one of the most sought-after addresses on the Gold Coast.

The former sleepy surf town has well and truly woken up, offering a distinctive chilled vibe alongside its stunning natural attractions and panoramic views. From café culture to artisan markets to ocean activities, Burleigh serves up a myriad of attractions both in and out of the water. 

Although Burleigh attracts a large number of visitors, it has maintained its laid-back vibe and offers the ideal contrast to the frenetic pace of other tourist locations.

Beaches

With two kilometres of idyllic wide golden shores, Burleigh’s beaches are something to boast about. Burleigh has a long history of surfing culture and is home to one of Australia’s most famous point breaks. Lifeguards are posted just opposite Justin Park for safe swimming.  

Parks and Wildlife

Burleigh is home to several natural parklands and walking trails, most notably Burleigh Head National Park at the top of Burleigh Hill. This wild headland features rainforest, coastal heath and mangroves.

Justin Park on the Burleigh foreshore is peppered with fragrant pine trees and barbeque facilities, promising relaxed picnics and fun. The children’s playground features well-loved swings and slides. It’s not unusual to find yoga classes in the park, or drum circles or fire dancers in the evenings. The Boardwalk is perfect for walking, running, cycling and skateboarding.

Attractions

Unlike the Gold Coast’s thrillseeker theme parks, David Fleay’s Wildlife Park offers a unique opportunity to experience natural habitats including a nocturnal house, along with a vast array of Australian wildlife.

Shopping

The centre of the Burleigh beach area is James St, which features retail stores, cafes, salons and charity shops. For major retailers, visit Stockland Burleigh Heads Shopping Centre or Treetops Plaza. 

Dining and Nightlife

Food lovers are absolutely spoiled for choice, with many of the Gold Coast’s most popular eateries located in Burleigh. Trip Advisor’s top five restaurants in Burleigh include the Lebanese Rabbath, the relaxed Willow Dining, international cuisine offering The Little Plate, Vietnamese Jimmy Wah’s and the Italian Pepe Italia Burleigh Heads. 

For stunning views, you can’t go past Burleigh Pavilion and its sister restaurant, The Tropic. Situated as close to the beach as possible, Burleigh Pavilion offers cool, casual drop-in dining while The Tropic is a full-service dining experience featuring Mediterranean and Australian cuisine. For the ultimate in cool, visit the pizza and pasta restaurant Justin Lane, pan Asian eatery Rick Shores or Smokehouse Meat & Co Grill and Bar. For exceptional craft beers, eats and live music, try Burleigh Brewing over the weekend for a uniquely Burleigh experience. 

Markets

The Village Markets is a fortnightly fashion and lifestyle market held at Burleigh Heads State School on alternate Sunday mornings. More than just a market, this creative community of small businesses features creators, artists and designers. The Burleigh Art and Craft Markets runs on the last Sunday of the month and features artisan pieces, homewares and fashion as well as delicious treats.

Schools and Library

Children in the Burleigh area can attend Burleigh Heads State School, Caningeraba State School, Marymount Primary School or Marymount College. For literature lovers, there are libraries located in Burleigh Heads and Burleigh Waters.

Location and Transport

Burleigh is bordered by Miami Beach to the north and Palm Beach to the south, offering amazing views out to the Hinterland. It’s located approximately a 17-minute drive from Gold Coast Airport and 60 minutes from Brisbane City.

Demographics

With just over 10,000 residents, Burleigh Heads is a relatively youthful neighbourhood, with the average age being 20-39, according to domain.com. Approximately 62% own their own home, with around 38% renting. Families make up 41% of the total population, and singles comprise 59%. In Burleigh Waters, the population is around 14,000, the average age is 60+ and 76% own their home. Families and singles are an even 50/50 split.

Property Market

Median property prices in 2021 sit at around $1.2M for houses and $736,000 for units, according to realestate.com.au. For investors, rental returns are currently $750 a week for houses with an annual rental yield of 3.3% and units rent for $550 a week with a rental yield of 3.9%. It’s a high-demand market.
